With respect to the late artist and architect, Thomas W. Benton, the contemporary renovation of the Crandall Building will bring this iconic 1970’s building up to 21st Century standards. New code compliant stairways and addition of an elevator will respect current health, safety and exiting standards. Enclosing the interior courtyard from the exterior elements will prevent problematic snow and ice accumulation issues during the winter and prevent considerable energy loss. Significant upgrades to the mechanical, electrical and plumbing systems will maximize energy efficiency and sustainability. Retail oriented considerations including seating areas and landscape improvements along the west and east streetscapes will reinvigorate pedestrian vitality.

While the Crandall building is not designated as an historic building in the City of Aspen, the developer chose to voluntarily designate the building to be a landmark which will preserve the building’s mass, scale and integrity. The original exteriors include notable attributes which include Benton’s signature circular windows, unique wood siding patterns and pronounced concrete masonry columns.

The new third level will feature a 2,500 square foot, three bedroom residential unit with 2,000 square feet of roof deck for additional outdoor entertaining space. The public spaces in this residence have been oriented south towards Aspen Mountain and southeast towards Independence Pass. This addition will change the use of the building from commercial only to mixed-use. The form of the third level addition compliments the context of the city block as well as the modern sculptural essence that Benton strived for in his original design.
